Subject: Lot split of Glenshire Drive parcel
1. WHY THIS MATTER IS BEFORE THE BOARD
At the July 16th Board meeting, an Ad Hoc committee comprised of Ron Hemig,
Nelson Van Gundy, Peter Holzmeister and Kathy Neus was formed to consider
splitting the lot located at 14629 and 14630 Glenshire Drive. The committee is
now reporting back to the Board.
2. HISTORY
As part of the Glenshire Mutual Water Company acquisition, the District aquired
parcels of land that were to be sold to help offset the costs of the pipeline and
other upgrades within the Glenshire area.
During the appraisal process and in further discussions with Town of Truckee
staff, the parcels located at 14629 and 14630 Glenshire Drive were found to be a
single parcel split by Glenshire Drive. The parcel was not formally split when the
Glenshire Drive roadway was constructed.
The current zoning of this parcel is resource conservation. Since the old
Glenshire Mutual Water Company office building is on the north side piece, the
south side piece cannot be developed.
There is an abandoned well with power located on the south side piece, so water
and electric is already available.
3. NEW INFORMATION
The committee met and reviewed the District's options. It is the recommendation
of the Committee that the District process a lot split and rezoning application
because those actions will likely result in a higher value for the land.
4. RECOMMENDATION
I recommend that the Board allow staff to proceed with re-zoning and splitting the
parcel at 14629 Glenshire Drive (APN 49-011-29).
