Agenda Item # r� • � PublicDistrict Workshop To: Board of Directors From: Peter Holzmeister Date: March 15, 2007 Subject: Sale of Euer Valley Road land Why this matter is before the Board: This matter is a workshop to discuss matters relating to sale of land for development of the proposed new corporation yard. I would like to also discuss the possibility of performing some preliminary site work to establish a material storage area prior to construction of the new yard facility. History: For several years, we have been talking about the need to establish a new corporation yard. We need more space to store utility material, such as poles, wire, water system pipe, transformers, and concrete boxes. We also need space for parking vehicles under a roof. We need more space to maintain and repair the equipment in our vehicle fleet. We acquired land from Chris Steele when he completed work on the Coyote Moon Golf Course. Our plan was to use a portion of that land as the site for the new corporation yard, and to sell the rest of the land to provide the cash to construct the facility. Before we could sell the land, we needed to establish parcels separating the land we wished to keep and designate the land we wished to sell. When we applied for lot line adjustments, the Town was in the process of revising the Town General Plan. That process is now complete and our lot line adjustment request has been approved. New information: At a workshop on January 3, 2007 we reviewed the new parcel configuration. I was asked to bring this matter back for a continuation of that workshop. I was asked to prepare a map showing the parcels and all easements and dedicated rights-of-way so the Board has a full description of the status of the parcels. That map is attached and is small. I will have larger versions at the Board meeting. There are three actions I would like to discuss with the Board at this workshop. • We are close to being able to offer the land for sale. That process involves declaring parcels surplus, offering them to public agencies, and securing appraisals. • We could also begin to discuss again the corporation yard program and proceed to the next phase of design. • We would like to consider implementing enough site work improvements this year that we could begin to store some material on the site by the end of this summer. Our storage woes are increasing. Recommendation: I have no recommendation. This is just a workshop matter.
