History: The District acquired a parcel of land at the time the Glenshire water system was acquired. That parcel on Glenshire Drive served as the Glenshire Mutual Water Company office and corporation yard. TDPUD has no further need for it; so it was offered for sale, the proceeds of which would be used to reduce the debt still owed to the District, and possibly reduce the $10.75 billing surcharge appearing on Glenshire water bills. The parcel was offered for sale and a sale contract was approved by the TDPUD Board in closed session on June 6, 2007. New information: Attached is the sales contract between the District and Craig and Darlene Wilson. Briefly stated, the terms of the sale are as follows: Sale price is $835,000 Deposit is $5,000 Deposit is increased to 3% of sale price upon removal of contingencies Twenty percent down and financed First American Title Title and escrow fees split 50 / 50 District provides natural hazard disclosure Forty-five day escrow Addenda to contract: Buyer financing contingent on securing a minor use permit from Town of Truckee. District will apply for a minor use permit (approximately $1,300). Escrow will close seven days or sooner after receipt of minor use permit. If minor use permit not obtained, District reimburses buyer cost of pest inspection and property inspection. The estimated closing date was to be July 24, 2007. During the course of the Buyers' investigations, they discovered that their lender could not make a loan on this property while it was under its current zoning status of Resource Conservation. This fact was confirmed by K. Mann in a phone conversation with another lender. Consequently the TDPUD has accommodated these Buyers by proceeding to collect items necessary to apply to the Town of Truckee for a Minor Use Permit. We expect to have our completed application presented to the Town of Truckee by mid-week of July 16, 2007. We have been advised by the Town of Truckee that this process will take approximately 2-3 months(and that is the"fast track"). In view of this circumstance, escrow has been extended until such time as the Minor Use Permit can be granted. The Buyers have proceeded to do their inspections, copies of which have been forwarded to K.Neus at the TDPUD. The Buyers have also presented us with their prequalification letter From their lender as well as evidence of the cash funds necessary to close this escrow.
