Subject: Consideration of a Real Estate Contract with Dickson Realty

1. WHY THIS MATTER IS BEFORE THE BOARD
The Board approves all sale of District land. This contract is associated with the sale
of specific District property.
2. HISTORY
The District has retained real estate listing services in the past to dispose of certain
District property that is deemed in the best interest of the District to sell. These
services include marketing, showing, and selling.
The District has identified the property commonly known as the Steele property as
surplus. The Steele property was aquired in a negotiations in the early 2000's and is
located north and west of our current corporation yard and entails three larger parcels.
3. NEW INFORMATION
District staff tried independently to sell the property with no results.
The District has identified Ron Hemig with Dickson Realty as the obvious choice to
retain to sell the specc property.
Ron Hemig's career in commercial real estate started in Truckee in 1992, where he
has been successful is selling commercial real estate. Ron's vast knowledge in
development particularly Truckee's development, will be valuable to the District in
selling this particular property.
4. FISCAL IMPACT
There is no direct fiscal impact associated with this action.
5. RECOMMENDATION
Authorize the General Manager to execute a contract with Dixon Realty for real estate
agent purposes, terms and conditions to be negotiated by the General Manager and
subject to General Counsel approval.
